All the programs have been conceived and planned on the basis of actual demands in the market, which was assessed in consultation with real estate developers, multinational consultants, housing finance institutions, institutional investors, professional managers and various agencies associated with this sector. Program Introduction:
Before planning for different courses, a consultative meeting was organized with real estate developers, multinational real estate marketing & consulting agencies, housing finance institutions, property consultants & advisors, existing & potential home-buyers etc. During the consultation, the most common observation of problem, in the existing breed of real estate professionals, was the lack of specialised education and skills to sale real estate and to manage real estate agencies. Therefore, this course aims to provide the course participants with thorough knowledge and practical skills to plan and execute successful sales strategies for different types of properties and to manage real estate agencies.

Program Objectives:
On completion of the course, participants will be able to:
 Outline the steps involved in selling real estate: developing sales and marketing strategies, completing a purchase and sale agreement, presenting an offer and counteroffer, buyer and seller responsibilities, escrow, title transfer, closing procedures, and closing costs.
 Plan sales and leasing strategies that includes lease provisions & effective rent, tenant mix and placement, broker listing and commission agreements, prospect qualification, retention strategies etc.
 Describe the elements involved in real estate sales transactions including mortgages, deeds of trust, buyer options, points, escrow and settlements.
 Explore the components of agency related laws and brokerage relationship: definitions, roles, client, customer & principal, agency disclosure etc.
 Determine a market price for property that considers supply and demand, appraisals, comparative market analysis (CMA), and other standard methods of property valuation.
 Prepare a valid lease that complies with the rights and obligations.
 Apply the concepts of contract law: legal effects of contracts, essential elements, law of limitations, contract termination, and contract default to real estate sales transactions.
 Manage a real estate sales business including business financial planning and budgeting, business licensing, staff recruitment, selection, training and supervision.

Eligibility for admission:
 Bachelor’ degree from a recognised University.
 Work experience in sales shall be preferred, though not mandatory.
 Should have good command over written and spoken English.

Applicants from outside India (English Language Requirement):
 Should have completed atleast three years of full-time academic study in English medium Or,
 Should show evidence of a sufficient oral and written command of the English language through the English language test organized by the institute Or,
 Should have TOEFL paper-based score of 513 or Internet-based score of 65 (minimum) or IELTS score of 5 (minimum).

The Application form and prospectus can be obtained from the institute by sending a sum of Rs.250/- through a Demand Draft drawn in favour of ‘Industry Development Society for Real Estate’ payable at NOIDA. Selection Procedure:
Students are selected by an Admission Committee. Those interested in admission should submit application on the prescribed application form along with the required documents and application fee on or before the deadline mentioned on admission application form. The application and documents should be complete in all respect. All applications for admission are scrutinized and eligibility established on the basis of documents submitted, following which applicants are selected on the basis of merit. The selected candidates will be sent an offer letter following which the program fee will have to be paid within the given deadline.

Real Estate Sales & Agency Management course launched

IDS-National Institute of Real Estate Management (IDS-NIREM) has launched a 1-year distance education Post-Graduate Diploma Program in Real Estate Sales & Agency Management. This course has been planned in response to a consultative meeting with Indian real estate developers, multinational consultants, HFIs etc during which a common observation was the skill gap in the existing breed of real estate professionals. The problem was attributed to the lack of real estate focussed education & training programs in the country that can train students as per the needs of real estate sector. Participants were of the view that though there is abundance of management graduate, there is complete scarcity of people who have studied real estate management. In order to hire such professionals, most of the industry participants expressed willingness, during the meeting, to sponsor programs in real estate sales and agency management.
